- Wynn Resorts is embarking on a new hotel venture with an estimated investment up to $950 million.
- The forthcoming hotel will feature 432 all-suite accommodations situated at Wynn Palace in Macau, China.
- The establishment will be known as The Enclave at Wynn Palace.
Wynn Resorts, based in Las Vegas, disclosed during its quarterly earnings call an ambitious plan to invest up to $950 million in a brand-new hotel project.

On Thursday, Craig Billings, the CEO of Wynn, introduced The Enclave at Wynn Palace located in Macau.
With an expected investment ranging from $900 million to $950 million, the hotel will feature 432 all-suite rooms and will be directly adjacent to the east entrance of Wynn Palace. Upon completion, The Enclave will expand the room capacity of Wynn Palace by 25% and suite capacity by 50%.
“As Cotai remains the primary hub for high-quality visitors in Macau, and with Wynn Palace consistently nearing full occupancy, I am delighted to announce this major investment in the property,” said Billings. “The design embodies the essence of Wynn, an evolution of the style that has characterized our resorts since inception.”
Wynn Palace, a magnificent integrated resort boasting an investment of over $4 billion, debuted on the Cotai Strip in August 2016 and includes 1,706 guestrooms.
Wynn Enclave: The Timing
Wynn Resorts is slated to commence construction of The Enclave in the latter half of 2026, with plans to open the luxury accommodation by 2029.
During the earnings call, gaming and lodging analyst Daniel Politzer from JPMorgan questioned the rationale behind Wynn’s commitment to Macau, especially with a shifting customer demographic moving away from VIP. Wynn’s earnings report highlighted a 10% decrease in VIP turnover compared to the previous year.
Wynn Palace operates at nearly full occupancy every night. When you’re nearly at 99% occupancy, expanding room availability is not a speculative risk,” remarked Billings.
Billings added that The Enclave will not incorporate gaming facilities, with only “modest” dining options due to its connection to the existing Wynn Palace structure. He affirmed that Wynn Resorts remains optimistic about the future prospects of Macau.
We have always had confidence in this market. We firmly believe in its potential and the ongoing supply/demand dynamics,” emphasized Billings.
In addition to Wynn Palace, Wynn also operates Wynn Macau. The two venues target different customer segments, with the downtown property catering to the mass market. Billings does not foresee any cannibalization from Wynn Macau to The Enclave.
Future Prospects for Wynn Las Vegas
During the call, Billings also discussed Wynn’s plans moving forward in Las Vegas. The CEO highlighted the necessity for more luxury accommodations in Southern Nevada and confirmed that Wynn intends to play a role in meeting that demand. However, the specifics regarding the timeline remain uncertain.
“There’s only so much we can handle at one time,” Billings clarified. “We definitely plan to expand in Las Vegas eventually, but the timing is still being determined.”
