Las Vegas MLB Developer Constructing Hotel Close to Convention Center

Las Vegas is welcoming another hotel that will expand the availability of rooms in this vibrant city.

Mortenson Development, based in Minneapolis, is advancing a new hotel project located next to the Las Vegas Convention Center. The hotel will cover an area of 233,300 square feet and offer 387 guest rooms.

Situated at 2989 Paradise Road, the hotel will showcase both AC Hotels and Residence Inn brands.

“Las Vegas remains a key player in hospitality and conventions across the nation. This development underscores our belief in the sustained growth of the Convention Center area and the ongoing need for versatile, high-quality accommodations that appeal to business travelers, leisure visitors, and those seeking longer stays,” stated Nate Gundrum, vice president of development at Mortenson.

“By merging AC Hotels and Residence Inn under one roof, we are crafting a property that meets modern travel needs in Las Vegas and anticipates future market trends,” Gundrum added.

New Casino-Free Hotel in Las Vegas

Mortenson emphasizes that this new establishment will not feature a casino, rather focusing on amenities highly sought after by business travelers such as a cutting-edge fitness center, a coffee bar and retail market, adaptable meeting and event spaces for smaller functions, and complimentary breakfast services.

Guests can also enjoy non-business hours at the rooftop pool deck that includes a patio bar, showcasing stunning views of the Las Vegas skyline. This new hotel represents a $150 million investment, offering 237 rooms from AC Hotels and 160 suites from Residence Inn.

Both hotel brands are part of the Marriott International portfolio, with AC Hotels classified as a “select” brand and Residence Inn as a “longer stay” property.

According to Marriott, AC Hotels are characterized by their “European-inspired design,” while Residence Inn caters to guests needing extended-stay accommodations.

The AC Hotels and Residence Inn development on Paradise Road will be situated directly behind the Las Vegas Convention Center and across from the Westgate Hotel & Casino, aiming for a launch in summer 2028.

As reported in April, the Las Vegas Convention & Visitors Authority (LVCVA) noted that the city had 150,151 hotel rooms, which were occupied 83.1% of the time at an average nightly rate of $190.

Visitor numbers in Las Vegas are currently down, with a 0.2% decrease in year-to-date volumes compared to the previous year. In 2025, there was a 7.5% drop in visitor numbers.

Mortenson’s Las Vegas Ventures

Mortenson is familiar with the Las Vegas landscape, having been one of the primary contractors for Allegiant Stadium, the iconic home of the NFL’s Las Vegas Raiders, which opened in 2020 with a budget of $1.9 billion.

Additionally, Mortenson is also engaged in the construction of the Las Vegas Athletics Major League Baseball stadium at the former Tropicana site.
