Bally’s has updated the construction plan for its mixed-use development around the Athletics’ under-construction Las Vegas ballpark. Details of the revised three-phase project were presented on Wednesday to the Clark County Commission.
The Clark County Commission approved land-use permissions covering 26 acres around the ballpark, reports the Las Vegas Review-Journal. The approval did not encompass the entire development site. Instead, it pertains to a mixed-use podium on the northwest corner of the property, along with parking and a 2,500-seat theater on the southwest portion.
The commission is set to evaluate permits for the upcoming hotel-casino on September 16. This section of the development also necessitates Federal Aviation Administration approval due to the proposed hotel towers.
An undisclosed entity has shown interest in potentially acquiring Bally’s planned $1.1 billion project, an individual familiar with the matter informed the Review-Journal. If a transaction occurs, the approved development rights will transfer with the property to the new owner.
“Today, the Board evaluated for approval the portion of Bally’s application that includes the parking and podium development to guarantee the public has a secure route from the public sidewalks and pedestrian bridges into the stadium,” stated Clark County spokeswoman Jennifer Cooper in a release.
“The towers associated with the Bally’s application have not received FAA approval and were not considered for approval today,” Cooper’s statement added. “To clarify, entitlements are related to the land, not the developer, so if Bally’s does not proceed with the project, another developer will be able to utilize their entitlements.”
If the potential transaction does not materialize, Bally’s officials are confident that their funding partners are ready to commence construction on the northwest podium, as per the source cited by the Las Vegas Review-Journal.
The development is divided into three phases
The revised plan divides the project into three phases.
Phase 1 includes the Athletics’ $2 billion ballpark, a 1,500-space parking garage, and a central utility plant. The 33,000-seat ballpark remains on track for completion by late February 2028.
Phase 2 focuses on the northwest podium. The updated blueprint calls for a three-level parking garage with 953 spaces below a plaza containing retail, dining, and entertainment facilities.
This phase also incorporates a 2,500-seat theater and a temporary surface parking lot with approximately 532 spaces between the northwest podium and theater.
Subsequent phases will feature the casino resort between the podium and theater, along with additional parking accommodations.
MGM properties to supply additional parking
The ballpark will also rely on adjacent MGM Resorts properties for game-day and event parking.
Similar to Allegiant Stadium and T-Mobile Arena, the ballpark will utilize parking facilities outside the immediate stadium site. MGM Resorts offers over 30,000 spaces within walking distance of the three event venues.
Ballpark construction continues at the Tropicana site
Construction of the Athletics’ Las Vegas ballpark is ongoing at the former Tropicana site. The structure has formed a full circle, with levels reaching the highest point of the planned seating areas.
The ballpark is designed to accommodate 33,000 fans and remains scheduled for completion by late February 2028.
The Athletics have submitted building permit applications with Clark County for the southeastern parking garage and utility plans. Bally’s has also filed permit applications with Clark County for initial work associated with the northwest podium and theater.
